What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they tour the house, they mark the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch the property. Then, the appraiser creates a report and a more detailed sketch showing the total area of the house and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a measurement service?

Property taxes

Property tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unverified — meaning you may be taxed for more square footage than you have! Unless a certified appraiser has executed a recent valuation or home measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before disputing what you're taxed. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A home measurement service will ensure that you're paid fair market value for your house. Area is one of the biggest factors potential buyers examine when purchasing a home — but since these values are often estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the home as well as the number of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to refer to a recent appraisal or measurement service performed by a certified appraiser (after any updating that may have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that appropriately reflects market value, we advise requesting a measurement of the property. Clients, and especially potential buyers, will be grateful for your eye for detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool to entice potential buyers because they can see the layout and features of the house before and after touring.
